Leaaf Environmental, LLC (Leaaf) was contracted by the Jefferson Parish Economic Development Commission (JEDCO) to provide a Phase I Environmental Site Assessment (ESA) funded though their Environmental Protection Agency (EPA) Brownfields Coalition Assessment Grant.

The site is located within an industrial river-front district.  Approximately 46-acres of the 60-acre property is vacant; the eastern portion of the property is developed with active warehouses and a concrete staging area. Operations consists of manufacturing steel pipes that have historically been stored on the vacant portion of the property, completely exposed to weather and the soil beneath.  Former operations at the site were as a drill pipe threading facility with a portion being used as an oil, gas, and mineral well.

Following all site investigation activities and historical research conducted by an Environmental Professional, potential environmental concerns with recommendations were presented in a Phase I ESA report. The property is planned to be developed as a truck storage and maintenance facility with administrative space.
